Allstad is a state-owned enterprise with historical roots going back to the Middle Ages and the presence of the Roman Catholic Church in Norway. The majority of our assets are in real property and financial assets.

Sustainable management

Allstad Is one of Norway's largest landowners with property in around 300 municipalities across the country. Our goal is to create sustainable financial results for our owner, the Norwegian state. Our operations are commercial, but our management of property and securities is committed to taking ethical and environmental considerations into account, as well as preserving our cultural heritage in a sound manner.

About Allstad

The company was established in 1821 to manage the country's rectories, and it still owns an extensive portfolio of cultural heritage properties. Our strategy is to maintain the portfolio and develop it commercially.

Property and property development

Allstad still owns around 120 rectories, including bishop's residences. Many of these residences are protected cultural heritage. We have around 150 rental agreements for agriculture, of which 20 are for entire farms.  Some of our inhabited farms are used as alternative teaching arenas for young people with adaptation needs, others are used as museums or galleries, and yet others serves as a venue for private receptions and small, cultural events in the local community.

At the end of 2023, Allstad had approximately 5,900 contracts for plot leases, of which nearly 4,200 are leased for residential and recreational purposes. The remaining agreements include commercial buildings, municipal buildings, universities, schools, etc.


Allstad is working on a significant portfolio of property development. The main purpose is to regulate the plots before they are sold. Some larger areas, in areas with high value, will be developed and retained with the aim of further increasing the fund's annual operating cash flow.

 

Forestry 

Allstad owns 877,000 hectares of forest and uncultivated land. Around 58% (506,000 hectares) is operated as commercial forestry. In addition, we offer hunting and fishing rights in our outback to the public.

 

Small hydropower plants (HEP) 

Small hydropower is a business area that utilizes Allstad's waterfall rights. The business area is organized in a separate subsidiary; Clemens Kraft, which as of 2025 owns 51 operational power plants. Clemens Kraft is a leading player in this field in Norway.

Solar energy 

Allstad and Hydro Rein are equal partners in the joint venture Geisli Energi with plans to build industrial-scale, land-based solar power plants on Allstad properties. The company was launched in 2023 and the projects are now in the design and license application phase.
